5-Star Stay Audit Scorecard is an Excel and Google Sheets workbook that turns your gut feeling about a clean, guest-ready home into a number you can track. Walk through 120 check points in 12 areas, score each one, and the workbook adds up a weighted score, gives a 1 to 5 star rating and builds your fix-it list for you.

No Canva needed. This is a plain spreadsheet with no macros and no add-ons. Yellow cells are for typing and gray cells hold the formulas. It works in Excel, Google Sheets and Numbers.

What is inside (6 sheets)

• Audit - 120 pre-written check points grouped into 12 areas: arrival and exterior, entry, living room, kitchen, bedrooms, bathrooms, laundry, outdoor, safety, guest touches, cleanliness and tech. Each line has a weight from 1 to 3 (how much a guest notices), a 0, 1 or 2 score with a dropdown, calculated points, a Pass, Fix soon or Fix now flag, and columns for a note, a fix owner and a due date. Every area shows its own subtotal, and the top of the sheet shows total points, score %, a star rating and the number of items to fix. The star bands are editable.
• Photo Audit - 30 rows to check the listing photos room by room: the required shot, taken (yes, no, retake), matches the listing (yes, partly, no), an issue note and an automatic status.
• Visits - one row for every audit visit with date, auditor, score, rating and items to fix. 12 sample visits are included, and the current audit is linked to the Audit sheet. A trend line chart shows your last 12 scores.
• Action List - builds itself from everything you scored 0 or 1, most urgent first, with the item, area, note, owner, due date, days left and a Done column. There is no filtering and nothing to refresh.
• Dashboard - score, rating, change since the last visit, open and overdue actions, score and fixes by area, the last 3 visits, photo audit totals and two bar charts.
• Read Me - how to use the workbook, what the colors mean and how to start a new audit round.

Sample data is included, so every flag, total and chart shows real numbers from the first click. Replace the sample scores with your own, edit or delete any check point and add your own wording.

How it works

1. Download the ZIP after checkout.
2. Open the .xlsx in Excel, or upload it to Google Drive and open it with Google Sheets.
3. Walk the home and score every line on the Audit sheet.
4. Add a due date and owner to each fix, then work down the Action List and log the visit.

FAQ

Do I need Canva? No, this is an Excel file.

Can I change the check points? Yes. Every check point, weight and area name is editable text. Keep the area name in column B identical to its band row.

How is the star rating worked out? Score % is points earned divided by points possible for the lines you scored. The star bands, 95%, 88%, 78% and 65% by default, are yellow input cells you can change.

Does the Action List work in Google Sheets? Yes. It uses RANK, INDEX and MATCH with a helper column, not add-in or dynamic-array functions.

Can I audit several homes? Yes. Save one copy of the file per property.
