Airbnb Arbitrage Landlord Proposal Template Pack – Proposal Letter, One-Pager, FAQ, Insurance Summary, Addendum Outline, Word, No Canva

Sale price  $4.99 USD Regular price  $10.00 USD

Landlord Proposal Pack for Rental Arbitrage is a six-document pack for operators who lease a home and run it as a furnished short-term or mid-term rental. It is the landlord-facing side of rental arbitrage: the letter, one-pager, FAQ, insurance summary and addendum outline you send when you ask an owner for written consent. Sample wording is written out in full, so you edit instead of starting from a blank page.

No Canva needed. Open the .docx files in Microsoft Word, Google Docs (free) or Pages, replace the [bracketed] text and print or send the PDF. Every document comes in US Letter and A4: 12 Word files and 12 PDFs in all.

This is a template only, not legal advice. Lease terms and short-term rental rules vary by city and state. Have a licensed attorney draft or review the lease addendum before anyone signs.

What is inside (6 documents)

  • Landlord Proposal Letter - two pages: who you are, what you propose, what the landlord gets, how you protect the property and next steps, plus a proposal-at-a-glance table.
  • Benefits One-Pager - six benefit tiles, a by-the-numbers row and a six-row comparison of a traditional tenant and your proposal.
  • Landlord FAQ - twelve answers on legality, damage, noise, guests, inspections, insurance, maintenance, the HOA, rent, term and getting started.
  • Insurance and Guest Screening Summary - insurance, guest screening, property protection and a what-we-will-not-do list.
  • Lease Addendum Outline - 14 numbered clauses that say what each section of the addendum should cover. It is an outline, not the legal text.
  • Follow-Up Email Templates - three short emails: after the first call, after the walk-through and a polite nudge after [7 days].

This pack is for the landlord side of the lease. It is different from the guest-facing direct booking material and from the co-host proposal that pitches a management service to an owner who keeps the lease.

Files you receive

  • 6 Word documents in US Letter (-Letter.docx) and 6 in A4 (-A4.docx)
  • 12 print-ready PDFs, one for each Word file
  • START-HERE-How-to-Edit.pdf - editing guide for Word, Google Docs and Pages

How it works

  1. Download the ZIP right after checkout.
  2. Open the Letter or A4 .docx files in Word, or upload them to Google Drive and open with Google Docs.
  3. Replace the [bracketed] text with your company, rent, term and insurance details.
  4. Have an attorney review the addendum, then print or export to PDF and send.

FAQ

Is rental arbitrage legal? It depends on local law and on the lease. This pack helps you ask the landlord properly and in writing. It does not make short-term rental legal where it is not.

Can I use it for mid-term rentals? Yes. The wording covers furnished short-term and mid-term stays, and you can change the term and stay lengths.

Is the addendum a full contract? No. It is an outline of what each clause should cover. An attorney should write or review the actual addendum.

Do I need a lawyer? Yes, for the addendum and for any lease change. The rest of the pack is sales and information material.

Can I add my logo? Yes. Insert it in the header or at the top of any page.
