Listing Optimization Audit Scorecard is an Excel and Google Sheets workbook that audits your vacation rental listing the way a guest reads it. Work through 60 checks in 8 sections, score each one, and the workbook adds up a weighted score and a grade, flags what matters most and builds your fix list for you. Run it again after your changes and see the before and after.

No Canva needed. This is a plain spreadsheet with no macros and no add-ons. Yellow cells are for typing and gray cells hold the formulas. It works in Excel, Google Sheets and Numbers.

What is inside (6 sheets)

• Audit - 60 pre-written checks in 8 sections: Title (6), Photos (10), Amenities (8), Description (8), Pricing (8), Booking settings (6), Reviews and trust (8) and Guest experience (6). Each line has a weight from 1 to 3, a 0, 1 or 2 score with a dropdown, calculated points, a High, Medium, Low or OK priority flag, a ready-made fix action you can edit, an owner, a due date and an Open, In progress or Done status. Every section shows its own subtotal.
• Scores - points, max and score % for each section, the overall score, a grade from A to D with editable cut-offs, the lowest and highest section, checks passed, high-priority items still open and a bar chart.
• Fix List - builds itself with your top 15 high-priority fixes, lowest score first, showing the check, the fix action, owner, due date and status. No sorting or filtering.
• Before - After - a snapshot table for the first audit and the latest one, per section and overall, with the change and a before and after chart.
• Dashboard - overall score, grade, high-priority open fixes, checks done, the lowest section, the next due fix, a table by section and two charts.
• Read Me - how to use the workbook, how the score and grade are worked out and what the colors mean.

Sample data is included (a half-finished audit with a score in the B range), so every flag, total and chart shows real numbers from the first click. Replace the sample scores with your own, edit or delete any check and add your own wording.

How it works

1. Download the ZIP after checkout.
2. Open the .xlsx in Excel, or upload it to Google Drive and open it with Google Sheets.
3. Open your live listing and score every line on the Audit sheet.
4. Work down the Fix List, mark fixes Done, re-score and compare before and after.

FAQ

Do I need Canva? No, this is an Excel file.

Can I change the checks? Yes. Every check, weight and fix action is editable text. Keep the section name in column B the same as its band row so the subtotals still add up.

How is the grade worked out? The score is points earned divided by points possible for the lines you scored. A starts at 90%, B at 75% and C at 60% by default, and the cut-offs are yellow cells you can change.

What if a check does not apply to my home? Leave its score blank and it is left out of the score.

Does it work in Google Sheets? Yes. Upload the file and open it with Google Sheets. The Fix List uses SMALL, INDEX and MATCH, not add-in or dynamic-array functions.
