Airbnb Listing Spreadsheet – Master Sheet for Every Platform: Titles, Descriptions, Amenities, Photo Order, Fees, Character Counts, No Canva

Listing Content Master Sheet is an Excel and Google Sheets workbook that keeps one vacation rental listing consistent everywhere you advertise it. You type your titles, descriptions, amenities, photo order, fees and house rules once per platform in one place, and the sheet counts the characters against each platform's limit, flags every fee or rule that does not match and shows what is missing on one Consistency Check page.

No Canva needed. This is a plain spreadsheet with no macros and no add-ons. Yellow cells are for typing and gray cells hold the formulas. It works in Excel, Google Sheets and Numbers.

What is inside (9 tabs)

• Consistency Check - eight tiles and a checklist: fields over the limit, fee mismatches, policy mismatches, amenities not listed everywhere, photos without captions, cover photo checks, plus a by-platform table and a chart.
• Settings - your property basics, the names of your platform columns (three booking sites and a direct website) and the character limit for every field on every platform.
• Titles - three title variants per platform with a live count, the limit, over by and an OK / Too long status.
• Descriptions - summary, the space, guest access, neighborhood, getting around and other things to note for each platform, with counts against the limits.
• Amenities Matrix - 60 amenities in ten groups against every platform with Yes / No / N-A dropdowns, a listed-everywhere flag and counts per platform.
• Photo Order - 25 photos with room, shot, caption and character count, plus a Cover / Use / Skip role for each platform and a one-cover check.
• Fees & Pricing - base and weekend rates, cleaning fee, extra guest fee, pet fee, deposit and discount per platform with a mismatch flag, and a stay price on each platform.
• House Rules & Policies - check-in, check-out, quiet hours, pets, smoking, events and cancellation tier per platform, and the rules text with its character count.

How it works

1. Download the ZIP after checkout.
2. Open the .xlsx in Excel, or upload it to Google Drive and open it with Google Sheets.
3. Type your platform names and current limits on Settings.
4. Paste your copy into Titles, Descriptions, Amenities Matrix, Photo Order, Fees and House Rules, then clear the red flags on the Consistency Check tab.

FAQ

Do I need Canva? No, this is an Excel file.

Does it connect to my booking sites? No. It is a worksheet you copy from and paste into your listings.

Are the character limits correct? They are sample values. Platforms change their limits, so check each platform's help page and type the current numbers into the yellow cells on Settings.

Can I add a fourth booking site? The sheet has three platform columns and a direct website column. For a fifth column, copy a column and extend the formulas, or keep a second copy of the file.

Does it work in Google Sheets? Yes. Upload the file and open it with Google Sheets. The formulas avoid add-in functions.
