Airbnb Pricing Review Spreadsheet – Weekly Rate Review Log: Comp Check, Pace vs Last Year, Rate Changes & Hit Rate, 12-Week Chart, No Canva

$4.99 USD

Weekly Rate Review Log is an Excel and Google Sheets workbook that turns your pricing into a 10-minute weekly habit. Every Monday you check what three to five comparable listings charge, compare your booking pace with last year, decide whether to hold, raise, lower or add a discount, and log the reason. Two weeks later you record whether a booking followed, and the workbook shows your hit rate. Over 12 weeks you see which price moves worked and which did not.

No Canva needed. This is a plain spreadsheet with no macros and no add-ons. Yellow cells are for typing and gray cells hold the formulas. It works in Excel, Google Sheets and Numbers.

What is inside (7 sheets)

  • Weekly Review - 12 weekly rows with your rate, three named comps, the comp median, your rate vs median, nights booked in the next 30 days, the same period last year, the pace gap, a pace status (Ahead, On pace, Behind), the suggestion from your own rules, a decision dropdown, the new rate, the rate change % and a reason. Four KPI tiles show current rate, comp median, pace gap and hit rate.
  • Comp Check - up to five comps with links, and weekday and weekend rates for each week. A blended nightly rate, the comp median, the lowest and the highest comp calculate for you.
  • Pace vs Last Year - weekly pace table with gap in nights and percent, occupancy pace this year and last year, status flags, plus a six-month pace table that shows how many nights you still need to match last year.
  • Rate Changes - a log of every change with date, old rate, new rate, % change, reason and the outcome after two weeks. Hit rate overall, by direction (raised or lowered) and by reason.
  • Decision Rules - an editable if-then table, for example pace gap below -15% and priced above comps means lower 5 to 10%. The first rule that fits shows up on the Weekly Review. Your reasons list lives here too.
  • Trend - a 12-week line chart of your rate vs the comp median and a bar chart of occupancy pace this year vs last year.
  • Read Me - how to run the weekly review and tips for Google Sheets.

Sample data is included (a lakeside cabin and five made-up comps), so every number, flag and chart shows a real result from the first click. Replace it with your own in about 20 minutes.

FAQ

Do I need Canva? No, this is an Excel file.

Does it pull rates from any platform? No. You type in public listing prices yourself, so it works with any booking site and does not connect to or scrape anything.

Will it tell me the right price? No. It gives you a clear weekly record, a pace gap and a rule-based prompt; you decide. This is a record-keeping tool, not pricing advice.

Can I use fewer than five comps? Yes. Leave rows empty and the median still works with three.

Does it work in Google Sheets? Yes. Upload the file and open it with Google Sheets. The formulas avoid add-in functions.
