Short-Term vs Mid-Term vs Long-Term Rental Calculator is an Excel and Google Sheets workbook for a property you already own. Type your numbers for short-term, mid-term and long-term rental, and the workbook shows the annual net of each strategy, the hours of work each one needs, the risks, and the occupancy a short-term rental needs to match a long-term lease.

Why it is different: buy-decision analyzers look at a purchase and rent rolls track tenants. This is a short term vs long term rental calculator for choosing how to rent a home you already have, with a 12-month comparison shaped by seasonality, net per hour of your own work and a break-even occupancy with the formula shown in words.

No Canva needed. This is a plain spreadsheet with no macros and no add-ons. Yellow cells are for typing and gray cells hold the formulas. It works in Excel, Google Sheets and Numbers.

Template only, not legal, tax or financial advice; have a local professional review your numbers. The sample numbers are an imaginary home and results depend on the figures you type.
