Track the three numbers that tell you how your rental is really doing with this free Airbnb occupancy and ADR tracker. Type the nights available, nights booked and room revenue for each month, and the sheet works out occupancy rate, average daily rate (ADR) and revenue per available night (RevPAR) for every month and the whole year.
A full calendar does not always mean a good month, and a high rate does not help if nobody books. Occupancy, ADR and RevPAR together show whether to change your price, your minimum stay or your marketing. The sheet is pre-filled with a realistic sample year so you can see how the formulas work before you replace the numbers with your own.

How to edit it (no Canva needed)
- Download the ZIP and unzip it.
- Open the editable file in Excel, Google Sheets (free) or Numbers. No Canva account and no subscription are needed.
- Type into the light yellow input cells. The gray formula cells update by themselves.
- Replace the sample numbers with your own at the end of each month, then print the sheet or keep it open all year.

What are ADR and RevPAR? ADR is room revenue divided by nights booked. RevPAR is room revenue divided by nights available, so it combines price and occupancy in one number.
Can I track more than one property? Use one copy of the file per property. The full KPI dashboard covers a whole portfolio in one workbook.
Should revenue include cleaning fees? Choose one way and keep it the same every month. Many hosts use room revenue before fees and cleaning charges.
Is there an A4 version? Yes. The ZIP has a Letter workbook plus Letter and A4 PDFs. The workbook is set to fit one page; choose A4 in your print settings for A4 paper.
